Real Estate

Property transactions, leasing disputes, and regulatory compliance.

Property transactions in the UAE move fast, and the paperwork rarely does. We step in at every stage — negotiating a sale and purchase agreement, registering a tenancy, or contesting a developer delay — to protect our clients' position before a dispute becomes unavoidable.

Whether you're buying an off-plan unit from a Dubai developer, leasing commercial space, or managing a portfolio of investment properties, the risk sits in the details — escrow compliance, RERA registration, service charge disputes, and mortgage terms that read differently once a deal is under pressure. We review before you sign and act quickly when a developer, landlord, or tenant falls short of their obligations.

What We Handle

  • Sale and purchase agreements (SPAs)
  • Tenancy registration (Ejari) & rental disputes
  • Off-plan and developer disputes, escrow compliance
  • Mortgage & security structuring
  • Strata title & owners' association matters
  • RERA and municipal regulatory compliance

Frequently Asked Questions

01 What happens if a developer delays handover of an off-plan property?

UAE law gives buyers specific remedies for developer delay, including the right to claim compensation or, in serious cases, terminate the SPA and recover payments through the project's escrow account. We review your SPA and the project's RERA status to advise on the strongest route.

02 Can a landlord increase my rent in Dubai without notice?

No — rent increases must follow the RERA rental index and landlords must give at least 90 days' written notice before the tenancy renews. An increase outside those limits, or without proper notice, can be challenged before the Rental Dispute Settlement Centre.

03 Do I need a lawyer to register a tenancy contract (Ejari)?

Ejari registration itself is administrative, but we're often brought in when a dispute follows — over maintenance obligations, early termination, or a landlord withholding a security deposit. Reviewing the lease before you sign avoids most of these disputes later.
